Barbara G. Salk

Principal & Managing Director

Ms. Salk has over 33 years of multi-disciplined real estate experience.  She has extensive experience in the multifamily and condominium arena includes asset management, property management, construction, acquisitions, marketing, leasing and dispositions throughout the United States.  She has worked for institutional level companies as well as property management companies and individual investors.

Ms. Salk established her own company, BSmart Development, LLC, in 2013 to assemble deals to possibly develop for her own accord as well as provide full-service project management and executive support to other Developers.  She is currently overseeing the operations and development of a 2,200 acre resort community in Western North Carolina as part of a joint venture in addition to projects at various stages of development in Asheville, North Carolina.

Ms. Salk served as one of The Related Group’s most senior condominium developers in Florida for 11 years overseeing all disciplines of several residential projects representing over $1 billion in value. Her responsibilities included the full lifecycle of a project from site acquisitions, entitlements, construction, project management, marketing, leasing and sales.   Before The Related Group, she was employed by a subsidiary of Goldman Sachs for 8 years  where  she  oversaw  the  physical  due  diligence  and  related  pricing  concerns  for  approximately  $18  billion  in  loan  and  real  estate  portfolio acquisitions and assisted in negotiations for environmental and capital funding adjustments with lenders and rating agencies on transactions totaling over $3.5 billion in proceeds.

Prior to starting her own company, Ms. Salk served as President of Asset Management for a large regional property management company in Texas where she set up the platform and management for newly acquired real estate and loan portfolios totaling 6,000 multifamily units and 14 commercial assets located throughout the United States.  Her responsibilities included integrating business units within the organization (accounting, property management, and construction services) to fully enhance value and returns to ownership and investors.  In addition, she managed the legal process to take loans to REO including dealing with bankruptcy plans, guarantor litigation and settlements.

Ms. Salk began her real estate career working for a major commercial developer during the 1987 downturn.  Her responsibilities included analyzing prospective leases, options, and settlement offers for two major office complexes totaling over 13 million square feet.

Ms. Salk holds a Bachelor of Science Degree in Finance with a concentration in Marketing from Indiana University’s Kelley School of Business.   She is an active lobbyist for the real estate industry and has served on the University of Florida’s Real Estate Advisory Board. Ms.  Salk  was  the  National Co-chair  of  American  Society  for  Testing  and  Materials  (ASTM)  Committee  E50.02.07  which  created the   national standard for property inspections that is still being used today by the national rating agencies and several banking institutions.  Ms. Salk remains active in not only in the real estate and development community but also devotes her time as a board member to several organizations and charitable endeavors.  She is an avid wine, food and dog lover as well as a passionate supporter of the Arts.

Carlos Sardina

Executive Construction Manager

Mr. Sardina has over 20 years of experience in architecture, construction and real estate development. His experience includes all aspects of planning and design, engineering and construction for single family, condominium and multi-family developments. His background within the industry and interaction with civic leaders while at The Related Group has helped to make him a well-rounded construction and design professional. Mr. Sardina is a Construction Manager with inventive and pragmatic solutions. He achieved his Bachelor’s Degree in Architecture and has attended the Master’s Degree program in New Town Planning and Urban Design at the University of Miami. He also completed a post-graduate certificate from the Historic Bauhaus College.

During his tenure at The Related Group,  Mr. Sardina’s emphasis was in planning and design of projects from inception to completion. He created a variety of schematic presentations to show potential of parcels, including design and preparation of CAD drawings and illustrations. He has been involved in assisting the development team with design, negotiation of bids, value engineering, coordination of plans from the various engineering disciplines, scheduling, inspections and contract administration. Mr. Sardina developed, implemented and ran quality control programs and has been instrumental in troubleshooting and resolving the close out and completion of projects.

Prior to The Related Group, Mr. Sardina was responsible for the generation and supervision of conceptual, design development, working drawings and specifications of high-rise and mixed-use projects as well as museums and governmental projects for Arquitectonica. His responsibilities included the production of drawings for all phases of design.  He honed his excellent architectural and structural detailing abilities via hand and AutoCAD during his tenure at this world renown firm.

Mr. Sardina has also been responsible for the project and construction management of custom multimillion-dollar homes. He assisted the construction team  with design, negotiation of bids and the value engineering of projects.  He provided leadership for the day to day construction and was in charge of obtaining the certificates of completion from the various municipalities.

Mr. Sardina began his career at Forbes Architects where he was in charge of a variety of project types including commercial real estate, residential and governmental projects. Mr. Sardina’s responsibilities ranged from Lead Designer to Construction Close-out. He was responsible for all matters regarding these projects, including, Schematic Design (SD), coordination of structural and MEP drawings, permitting, value engineering, client relations and ensuring delivery of the project documents needed for each phase in a timely manner.

David H. Staples

Executive Director of Sales

With a highly successful 35-year history in real estate, Mr. Staples has devoted the last 25 years to working exclusively in the preconstruction sales and marketing of luxury condominiums and condominium conversions.  He has sold over 2,500 condominiums in Palm Beach County Florida for The Related Group of Florida as well as about 3,500 condominiums in Miami Dade County for a variety of prominent developers representing a sales volume of over $3 billion.  In 2010 he was hired by HSBC to reprice and sell the 1,100 foreclosed units at Icon Brickell in Miami, Florida.  The project was sold out in a record 18 months.

Mr. Staples is both an active member and former founding chair of the Palm Beach Division of The Master Broker Forum and an active member of the Miami, Florida Condo Experts Panel.  His relationship with Florida and South American real estate brokers is extensive and far reaching.

Mr. Staples has previously founded and sold two real estate brokerages in Miami Beach and has been a Florida Broker in good standing for 30 years.

Prior to his marketing and sales career, Mr. Staples worked for Corporate Property Investors, a New York based REIT (now part of Simon Property Group), as a real estate analyst.  Before that, he worked for Citibank in New York as a financial analyst while earning his MBA.

Mr. Staples holds an MBA in Management from New York University and a Bachelor of Arts degree double majoring in Psychology and Sociology with a Minor in Math from Wesleyan University in Middletown, Connecticut.

Mr. Staples is not only active in the real estate community but also an avid traveler and sailor.  He divides his time between his homes in Florida, North Carolina and Costa Rica.

Rosa Guim-Bosniak

Mrs. Guim-Bosniak has worked for Ms. Salk for over 22 years in various roles. She has been in charge of property management for small apartment properties in previous assignments on behalf of ownership as well as is our in-house translator since she is fluent in both English and Spanish.

From overseeing all administrative duties, to market studies and marketing events; she has consistently delivered while keeping a smile. Her can do attitude and drive for perfection adds assistance to every member in the organization as well as key vendors and partners.

Biscuit’s original responsibility at BSmart was to create a fun and stress-free work environment. She succeeded at her goal within the first weeks at her post.  Soon it became apparent that Biscuit had become an integral part of the team. That was 15 plus years ago and she is still going strong, keeping an “it’s a good day” attitude for exchange of belly rubs and treats.

Her contribution to the team and the company is immeasurable and is respected among her peers.
