BSmart was founded in 2013 by Barbara Salk as a 100% FEMALE-OWNED BUSINESS.

BSmart has now expanded beyond Florida. Ms. Salk, a native of Indiana, wanted to incorporate into her work and personal life a more nature focused relaxed setting, which coincides with her Midwest roots. Focusing her energy to live and work in Western North Carolina has satisfied this new desire.

Her new projects include overseeing the operating businesses and developments within and around a 2,200-acre community in Jackson County, North Carolina. In addition, BSmart has new projects in various stages in Asheville, North Carolina as well as expanding in Jackson County, North Carolina.

Our highly skilled team brings decades of combined experience in acquisitions, entitlement, development, sales and marketing, design, and construction and portfolio management. BSmart assures elite performance at each and every stage of development with hands on deck for every step of the process.

We optimize anything to do with Real Estate and Community for the full life cycle of an investment from inception through divestment including identifying opportunities, acquisitions, underwriting, due diligence, asset/portfolio management; operations, development, marketing, sales, brokerage, property management and disposition.

Delivering above expectations requires excellence throughout the development process. The lessons of our day-to-day experience have accumulated over the years, bringing us a good measure of both wisdom and perspective.

Our projects are more about experience and emotion than bricks and mortar. We strive to reach higher, and to enhance BSmart’s tradition of delivering well-conceived, design-driven living spaces that enhance the lives of our residents and the communities at large.

Founder Story

BSmart founder, Barbara Salk has over 33 years of multi-disciplined real estate experience. She is a native of Indiana but has lived in Louisiana, Texas and Florida prior to now dividing her time between Florida and Western North Carolina.

In 2013, after years of successfully working for institutional level companies as well as property management companies and individual investors,  Ms. Salk recognized it was the ideal time to establish her own company. BSmart Development, LLC. was created to assemble deals to develop for her own accord as well as to provide full service project management and executive support to other development professionals.

Prior to starting her own company, Ms. Salk served as President of Asset Management  for a large Texas Based Property Management and Development Company where she set up the platform to manage newly acquired real estate and loan portfolios totaling 6,000 multifamily units and 14 commercial assets located throughout the United States.  Her responsibilities included integrating business units within the organization (accounting, property management, and construction services) to fully enhance value and returns to ownership and investors.  In addition, she managed the legal process to take loans to REO including dealing with bankruptcy plans, guarantor litigation and settlements.

Ms. Salk served as one of The Related Group’s most senior condominium developers in Florida for 11 years overseeing all disciplines of several residential mid-rise and high-rise projects totaling over 2,000 units representing over $1 billion in value. Her responsibilities included the full lifecycle of a project from site acquisition, design, entitlements, construction, project management, marketing, leasing and sales.

Prior to The Related Group, Ms. Salk was employed by a subsidiary of Goldman Sachs for eight years where she oversaw the physical due diligence and related pricing concerns for approximately $18 billion in loan and real estate portfolio acquisitions and assisted in negotiations for environmental and capital funding adjustments with lenders and rating agencies on transactions totaling over $3.5 billion in proceeds.

Ms. Salk began her real estate career working for a major commercial developer in Houston, Texas during the 1987 downturn.  Her responsibilities included analyzing prospective leases, options, and settlement offers for two major office complexes totaling over 13 million square feet.

Ms. Salk holds a Bachelor of Science Degree in Finance with a concentration in Marketing from Indiana University’s Kelley School of Business.   She has served on the University of Florida’s Real Estate Advisory Board and also was the Co-chair of American Society for Testing and Materials (ASTM) Committee which created the national standard for property inspections that is still being used today by the national rating agencies and several banking institutions.

Ms. Salk remains active in not only in the real estate and development community but is also a passionate supporter of the Arts.  She loves to travel and is an avid wine, food and dog lover.
